Powered Shell

The building, powered and cooled — you bring the compute

A long-term lease or capacity agreement for a powered, cooled shell — the slowest and hardest part of a data centre to get right. You bring your own racks and hardware; we deliver the site, the power and the thermal train, and take the interconnection risk off your critical path.

AI Compute Capacity

Powered, liquid-cooled rack capacity

Lease liquid-cooled rack capacity in a campus that arrives with its own generation — no interconnection queue between you and go-live. Roughly 150 kW racks ship today and our halls are designed around them, with the power and cooling architecture engineered for the 600 kW to 1 MW class and 800 VDC distribution as that hardware reaches market.

Recovered Heat

50 °C metered into district energy

Liquid cooling captures compute heat at 45–48 °C on the return loop; plate heat exchangers lift it to 50 °C that fourth-generation district energy needs. An Energy Transfer Station forms the metering boundary with the utility. This is the product almost every other operator throws away.

On-site generation firmed by grid-scale storage, delivering 24/7 dispatchable baseload independent of grid congestion. Where clean utility power is available we use it; where it is not — or where the queue is years long — the campus generates its own.

Yes. Every product is sold on its own. A district-energy utility can offtake recovered heat with no involvement in the compute; a fleet operator can take megawatt charging alone; the utility can contract grid services independently. The products share the same energy, but they do not share a contract unless you want them to.

Because they are co-products of the same megawatt. A megawatt of compute also yields recoverable heat and storage flexibility — so the same energy is sold more than once, to different customers, without competing with itself. That is the core of the energy-first model.

It depends on the tier. Urban edge sites are strongest for low-latency inference and heat export, because they sit inside the city surrounded by heat customers. Regional campuses are transmission-scale and suit training, behind-the-meter power and megawatt charging. See the site portfolio for what each campus offers.

Bundling is not a discount mechanic — it is a stacking mechanic. Because the products are co-products, a campus serving a compute tenant, a heat utility and the grid simultaneously earns more per megawatt and diversifies its revenue. That improves the economics of the whole campus, which is what makes firm dates and long terms possible.

A powered shell is the building itself — delivered powered, cooled and ready — where you bring your own racks and hardware. Leasing compute capacity means we fit it out and you offtake capacity by the kilowatt. Powered shell suits operators who have their own hardware and standards; capacity suits those who want to skip the build entirely.

We also supply AI server, rack and GPU infrastructure with quotation and deployment support.
